Step-by-step guide to becoming a licensed Mortgage Loan Originator — from pre-licensing education to passing the NMLS exam and getting your state license.

Step 1 — Create your NMLS account

Everything starts with an NMLS ID. Request an account through the Nationwide Multistate Licensing System, which becomes your unique identifier for education, testing, and licensing for the rest of your career.

Step 2 — Complete 20 hours of pre-licensing education

The SAFE Act requires 20 hours of NMLS-approved pre-licensing education, including federal law, ethics, and non-traditional mortgage products. Some states require additional state-specific hours on top of the 20.

  • 3 hours of federal law and regulations
  • 3 hours of ethics (fraud, consumer protection, fair lending)
  • 2 hours of non-traditional mortgage products
  • 12 hours of electives / state content

Step 3 — Pass the SAFE MLO National Test

Schedule and pass the national test with a score of 75% or higher. Strong exam prep with realistic practice questions dramatically improves your first-time pass odds.

Step 4 — Background check and credit report

Submit fingerprints for a criminal background check and authorize a credit report through the NMLS. Financial responsibility and character are part of the licensing standard.

Step 5 — Apply for your state license

File your MLO license application through the NMLS, associate with a sponsoring employer where required, and pay the applicable fees. Once approved, you are licensed to originate in that state.
